What Does a Housing Inspector Do?

Housing inspectors are certified professionals who basically do a full check-up of houses to ensure safety and that standard housing facility is maintained. Their job is to examine housing facilities, the construction, or any house damages that require repair. Their aim is to make sure you are provided a safe home to live in, without any danger due to construction defects.

While inspecting a house, housing inspectors do a complete inspection of the house which includes checking the house construction itself, the wiring system, water supply, pipelines, gas supply system, HVAC (Heating/Ventilation/Air conditioning control), and other necessary testings. Their job is to report any safety threats and structural defects.

Housing inspectors, also commonly known as REAC inspectors, have responsibilities to bear and make sure housing standards are kept according to HUD regulations and REAC inspections. Here are some important inspections housing inspectors do:

1. Housing structure

Inspecting the structure of the house is the first step of inspection. Housing inspectors make sure the house foundation is in a good condition and there are no defects that could be a threat to life or require urgent repair. The inspectors will carefully take a look at every wall, floor, or pillar of the house to not miss any cracks or broken structures. In case the housing inspector finds any such deficiency, they will report it to the authorities or landlord for repair.

2. Wiring systems

Right after the construction of the house, the second most important inspection is the wiring system of the house. Any negligence to safety could provoke high risks. Housing inspectors check every wiring and electrical connection in the house and ensure there are no breakage or bare circuits. They also check and make sure that wires are made of copper and not aluminum.

3. Pipelines

Pipelines include both water supply and gas supply. The housing inspectors check both and make sure there is a proper water supply around the house. They ensure there is no leakage or clogging in the pipelines. In case they find any, they report for repair. They check every bathroom, kitchen faucet, sink and shower to ensure there are no weak supplies of water. Apart from that, they ensure there is no leakage to the gas supply as well. As any sort of leakage in gas supply could call for danger, it is at their utmost priority to check the safety box for it.

4. Safety and security aspects

Housing inspectors also check the safety and security aspects of your house. This includes checking the doors and windows to be functioning properly. They will analyze each aspect of the house, to make sure that everything is working and correct according to the safety and security protocols of housing standards.

5. HVAC (Heating/Ventilation/Air conditioning control)

Checking heating, air conditioning and ventilation systems is a crucial part of housing inspectors. They need to ensure each system is functional and circulates air in the proper condition without any defect. They will check for these systems, and see if they require repair or complete change.

Housing inspectors have duties that take the safety of the family who lives in the house into account. They are qualified personnel who know their jobs well and understand what home inspections are required. They submit a thorough inspection report after each house inspection and make sure they are implemented as such according to the standard housing regulations.
