According to the most recent National Multi Housing Council shows collections of only 76% for the month of January, 2021. Moody’s Analytics estimates that “nearly 12 million renters will owe an average of $5,850 in back rent and utilities by January of 2021 for a total of more than $70 billion.”
The federal eviction moratorium has just been extended to the end of March and the state of California is close to making a deal to extend the state moratorium through June of this year. Even if the most generous federal relief programs are enacted, the number of evictions filed once the moratoriums expire will be enormous – as will the potential for fair housing violations. How will you ensure compliance?

He is a Senior Instructor member of the National Apartment Association Education Institute Faculty and leads the Advanced Facilitator Training workshop. A licensed Real Estate Broker in Florida, he is also a licensed Expert Fair Housing Instructor in the Commonwealth of Virginia and the recipient of the NAAEI Apartment Career & Education (ACE) award.
