ABOUT THE EVENT

Artificial intelligence is rapidly becoming embedded in apartment operations—from tenant screening and pricing tools to chatbots, marketing platforms, and leasing automation. While these tools promise efficiency and improved decision-making, they also introduce new and often misunderstood fair housing risks.

This 60-minute, practical webinar is designed specifically for apartment managers who need to understand how AI tools can impact Fair Housing Act compliance—and what you can do about it. You’ll learn how bias can enter AI systems, and how to implement a repeatable audit framework that helps reduce risk without abandoning innovation.

You’ll get a clear, manager-friendly approach to identifying risk, asking the right questions of vendors, documenting oversight, and aligning AI use with fair housing obligations. This webinar will help you move forward confidently, responsibly, and defensibly.

Areas Covered

  • What qualifies as an “AI tool” in apartment management—and why even simple automation can create fair housing exposure
  • How AI can unintentionally produce disparate impact, even without discriminatory intent
  • The most common fair housing risk areas tied to AI, including screening, pricing, marketing, and leasing communications
  • A step-by-step framework for auditing AI tools for fair housing risk
  • The critical questions apartment managers should ask AI vendors about data sources, testing, and safeguards
  • Practical red flags that indicate an AI tool may need closer review or adjustment
  • Best practices for ongoing monitoring as AI tools evolve and regulations change.

Learning Objectives

  • Identify where AI tools intersect with Fair Housing Act requirements in apartment operations
  • Recognize common ways bias and discrimination can arise in AI-driven systems
  • Evaluate AI vendors and tools using a structured fair housing risk framework
  • Implement basic auditing and documentation practices to support compliance
  • Respond effectively to internal concerns, regulator inquiries, or fair housing complaints involving AI.
