This Course Will Be Presented in 2 Parts, 3 Hours Each

Part 1: MAY 17th, 2022, 12-3 pm ET.
Part 2: MAY 18th, 2022, 12-3 pm ET.

Once again, complaints alleging discrimination based upon disability accounted for more than half of all reported fair housing complaints. Once again, the majority of those complaints were due to ignorance of the law. And once again, hundreds of thousands of dollars were paid out instead of being available for operations.
 
When will it end? How about now! Can you correctly answer these questions: When does an illness rise to the level of a disability? Is COVID-19 an illness? A disability? Neither? Both? What is an accommodation? A modification? Who pays for what? What exactly is “reasonable” – what criteria should we use when evaluating requests? What do HUD, DOJ and the courts say about our responsibilities and how to meet them? Can we still be sued or be the subject of a complaint even if we do everything correctly? Do I have to accept internet verifications for assistive animals?
 
You’ll learn the answers to all of these questions – and some questions you didn’t even know you had - in these two, fastpaced three-hour informative sessions! And there will be plenty of time for the questions you do have!

  • What our requirements are for compliance with the Fair Housing Amendments Act.
  • Why are there three laws (the FHAA, ADA and Section 504) protecting the rights of people with disabilities and what do I need to know about each?
  • What are the FHA/ADA definitions of “Accommodation”, “Modification”, “Reasonable”, “Necessary” and Nexus?
  • What is the most effective workflow for accepting, processing, and completing requests for accommodations and modifications?
  • What does the recent HUD guidance tell us about Assistance Animals and how to use the guidance to stay in compliance with the FHA.
  • What exactly is a “Handicap Parking Space”, who can use it and what does it have to do with Fair Housing?
  • What is HUD’s “Interactive Process” requirement and how to best implement.
  • What different forms and other documentation is required and what can I require customers to complete?

  • Create an understanding and appreciation of how and why we work with persons who have a disability under the FHA.
  • Ensure awareness of compliance requirements under the Fair Housing Amendments Act, Americans with Disabilities Act and Section 504 of the Rehabilitation Act of 1973.
  • Share suggestions about sample forms, workflows and language that will promote FHA compliance.
  • Evaluate suggestions for effective conversation scripts to minimize potential fair housing complaints related to disability.
  • How to effectively use the “Interactive Process” when a request is denied.

Doug Chasick

Doug Chasick, CPM®, CAPS, Adv. RAM, SLE, That Fair Housing Guy™, is the former President of the Fair Housing Institute, Inc. With more than 46 years of investment real estate experience, he began as the Resident Manager of a 524-unit apartment property and has been the President or CEO of five real estate companies, responsible for portfolios of over 28,000 apartments. Doug was awarded his CPM® in 1979 and was a member of the IREM National Faculty for eight years. A Senior Instructor member of the NAAEI Faculty, he leads the Advanced Facilitator Training course, is the co-author of “Outstanding Facilitation Techniques”, and a co-author of the joint IREM & NAAEI “Fair Housing and Beyond” course. He is a licensed Real Estate Broker in Florida, a licensed Expert Fair Housing Instructor in the Commonwealth of Virginia, and the recipient of the NAAEI Apartment Career & Education award.
