Ignorance of Fair Housing Laws is no excuse!  Staying on top of the latest cases, rulings and directives are critical; not doing so can create an expensive lesson.  Fair Housing classes don’t have to be dull and fact, you might be excited to hear what is changing, how it impacts you and your property.

You will get your questions answered and your answers questioned. Don’t be the one who gets the owner sued!

  • Do we now have to rent to criminals?
  • Do I have to print all my documents in different languages?
  • Who is responsible for translating if the prospective resident doesn’t speak English?
  • We have so many handicapped parking spaces that others can’t find a place to park?  Is there a limit?
  • A resident has a new puppy and when questioned says that it is her emotional support animal.  I think that isn’t true.  What can I do?
  • A prospect has a parrot and claims that it is a service animal.  Can a bird do that?
  • An applicant has a certificate saying his kitten is a service animal.  The document looks fake to us.  How should we handle it?
  • Residents are complaining about the smell of marijuana smoke coming from one particular apartment.  We have asked the pot smoker about it and he denies it.  What should we do?
  • The maintenance tech found a marijuana plant growing in a resident’s apartment.  It’s just one little plant.  Can we just ignore it?

Learning Objectives

  • Learn what hoarding is, and isn’t!
  • The big differences between accommodation and modification.
  • Can we limit the number of modification/accommodation requests by one person?
  • The latest on our ability to use criminal background checks.
  • You have a 2 pet limit, so can you turn down a 3rd animal if prospect says it is an assist animal?
  • What if their assist animal is on our restricted breed list?
  • The kids on the property are very rowdy and loud when playing outside.  Do we have to put up with it?
  • We thought that anyone could provide documentation that a prospect/resident has a disability.  We now hear rumors that we can ask for something more official; is that so?
  • What the heck does Disparate Impact Mean?
  • And more

Anne will answer your questions and may make you question your own answers!
