Resident complaints in affordable housing are more than customer-service matters—a phone call, email, maintenance request, office conversation, or written complaint may later become evidence in a HUD review, Fair Housing investigation, grievance, or legal proceeding. This 90-minute session examines how affordable housing professionals should receive, document, investigate, escalate, and respond to resident complaints while protecting resident rights and reducing organizational risk. Participants will learn how complaints may trigger requirements involving Fair Housing, Section 504, reasonable accommodations, VAWA, tenant participation, maintenance obligations, and anti-retaliation protections. Special emphasis will be placed on what employees say, what they write, how they document resident interactions, and how management responds after a complaint is made. Through practical examples, attendees will learn how to create accurate, objective, and defensible records while handling difficult resident situations professionally and consistently.
