Selecting residents for HUD-assisted housing involves far more than simply filling vacancies. This course provides a practical overview of HUD’s tenant selection requirements and the compliance risks that can arise when policies are not applied consistently.

Participants will learn the fundamentals of compliant tenant selection, including required, permitted, and prohibited screening practices; income targeting requirements; waiting list management; occupancy standards; applicant approval and denial procedures; and assigning accessible units. The course will also address common problem areas that can lead to fair housing concerns, inconsistent treatment of applicants, or findings during MORs and audits.

In addition, the session will highlight pending HOTMA-related changes affecting eligibility determinations and required updates to the Tenant Selection Plan (TSP), helping participants prepare for future implementation.

Ideal for site managers, compliance staff, occupancy specialists, and others responsible for applicant processing and leasing in HUD-assisted multifamily housing.
