ABOUT THE EVENT

One Wrong Word Could Cost You Everything!

Every phone call. Every property tour. Every email response. They're all opportunities to welcome great residents—or create fair housing violations that could result in costly lawsuits, federal investigations, and damage to your property's reputation.

The reality? Most fair housing violations happen unintentionally, through seemingly harmless comments that property managers make every single day. And "Tester" activity is on the rise, with many Fair Housing claims focusing on linguistic profiling and subtle steering.

So are you accidentally inviting a Fair Housing complaint? In today’s world of property management, a "helpful" suggestion or a casual comment can be the difference between a successful lease and a six-figure lawsuit. It’s not just about what you say—it’s about the subtle nuances of your language, your tone, and your consistency.

Whether you are navigating a request for an assistance animal or simply describing a courtyard to a prospect, the words you choose have legal weight.

Areas Covered

  • The Power of "Consistent Scripting"
  • Avoiding "Steering" Through Descriptions
  • The "Reasonable Accommodation" Dialogue
  • Navigating Familial Status Questions like the "Safety" trap
  • Avoiding Linguistic Profiling on the Phone
  • Assistance Animals vs. Pets in conversations and documentation

Learning Objectives

  • Differentiate Between Property Features and Resident Profiles
  • Standardize Information Delivery to Prevent "Disparate Treatment"
  • Respond Appropriately to Accommodation and Modification Requests
  • Master the "Interactive Process" for Reasonable Accommodations
  • Recognize and Avoid Subtle "Steering" Language
  • Apply Professional De-escalation in Fair Housing Disputes
  • Apply Compliant Communication Standards

Who Should Attend

Community Manager/Director, Multi-site Manager (Area, Regional), Leasing Managers, Leasing Professionals, Maintenance/Service Managers, Maintenance/Service Staff, Training, HR and Compliance Professionals.
