On January 28,2020, HUD released Notice FHEO-2020-01, the “Assistance Animals Notice. In the year and a half since then, lots of confusion still exists about what we, as industry professionals, can and can’t do and say – resulting in lots of complaints and legal actions.

This session will review the requirements for compliance with the FHA requirements for evaluating requests for reasonable accommodations involving animals, including who is eligible, definitions of the important terms and phrases you’ll encounter, how to assess the request and the fine points of approving and denying requests.

Areas Covered

  • What is an Assistive Animal – and what isn’t?
  • What are the basic requirements for having one?
  • How do I assess the request – what can and can’t I ask and require?
  • Service or companion animal – what’s the difference
  • How many animals can someone have?
  • What does “disability-related need” mean?
  • What documentation & verification can I require?
  • When can I deny a request?
