ABOUT THE EVENT

Managing Fair Housing compliance in a Continuing Care Retirement Community (CCRC) is more complex than managing a traditional apartment community. Independent Living, Assisted Living, Memory Care, Skilled Nursing, dining services, transportation, maintenance, admissions, healthcare, and resident services all intersect with Fair Housing obligations. Is your community prepared?

It’s not surprising, then, that some of the greatest Fair Housing risks arise not from intentional discrimination, but from inconsistent decision-making, inadequate documentation, unclear policies, poor communication, poor documentation and well-intentioned employees who simply have not received the training they need for this specialized asset.

Whether you’re developing a Fair Housing compliance program from the ground up or tweaking an existing program for potential improvements, this session will provide a practical roadmap for building a stronger, more consistent compliance culture throughout your organization.

Areas Covered

  • The Top 20 Fair Housing risks unique to CCRCs
  • The policies every community should have
  • Why good documentation wins cases
  • Accommodation mistakes that trigger HUD complaints
  • How maintenance, dining, transportation, and nursing affect Fair Housing compliance
  • The importance of consistency across departments
  • Internal auditing techniques
  • Practical management tools participants can immediately implement

Learning Objectives

  • Identify the Fair Housing laws that apply to CCRCs and understand how they intersect with other senior housing regulations.
  • Recognize the unique Fair Housing risks associated with Independent Living, Assisted Living, Memory Care, and Skilled Nursing operations.
  • Develop written policies that create consistency while reducing legal exposure.
  • Evaluate accommodation and modification requests using HUD's interactive process.
  • Improve documentation practices that can withstand agency investigations or litigation.
  • Conduct internal compliance audits before complaints arise.
  • Build a culture of compliance that extends beyond the management office
