Such normal costs may include the cost incurred by the owner\/agent for basic cleaning and repair work which is necessary for making a unit ready for taking over by the next tenant. Since this is a part of the cost of doing business, this is not included.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Similarly, things that are considered to undergo normal wear and tear are not included in <\/span><a href=\"https:\/\/www.complianceprime.com\/details\/448\/HUD-Special-Claims\"><span style=\"font-weight: 400;\">HUD special claims<\/span><\/a><span style=\"font-weight: 400;\"> for reimbursement.\u00a0\u00a0These include, but not limited to:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Carpet cleaning\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Cleaning window and window blinds\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Washing windows and walls\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Touch\u2010up painting<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Repair of window screen\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of a light bulb\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of hinges and knobs of cabinets and doors<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of switches of electrical lights<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of battery of smoke detector\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Fumigation of Kitchen, once for a tenant<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of drip pan\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Stove rings replacement\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Broiler pan replacement<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Ice cube tray replacement<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of parts of fixtures and appliances that are prone to breaking with daily usage, but don\u2019t damage the appliance integrity\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Cleaning of appliance\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Cleaning of bathroom cabinets, inside as well as outside\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of towel bar<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of toilet seat and toilet handle\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replacement of handles and stoppers of sink and bathtub<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Caulking around of toilet or tub.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Above costs should be covered by the Project operating fund.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For Special Claim purpose, the owner or agent must note during routine and annual inspections, the actual tenant damage which may be intentional or due to excessive neglect on the part of the tenant.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It is the responsibility of agents\/owners to provide safe, decent and sanitary housing. Therefore, if the unit has deteriorated because the tenant is abusive or is a poor housekeeper, the owner\/agent can file special claim. For rectifying excessive damage the tenant should receive a bill. If he or she does not pay up, lease enforcement can be used.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Things Included in HUD Special Claim<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">There are some damages\/neglectful events that have to be repaired before declaring the unit vacant and it includes, but are not limited to:\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Carpet tears, burns, permanent stains or excessive wear\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Damage sustained by large appliances\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Broken windows\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Yellowing of walls due to nicotine, in case the previous occupancy had been less than a year<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Broken cabinets\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Damaged vinyl flooring<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replaced window screen\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Replaced door\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Damaged door trims and jambs<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Big holes in plaster or walls<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Bent or missing shower rods\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Damaged or clogged toilet due to improper use\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">These are the items that the owner\/agent may submit for reimbursement as a special claim after moving out of the tenant and unsuccessful attempts at realizing the due from him. <\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>In terms of Arizona Public Housing Authority\u00a0Clarification about Allowable Section 8 Tenant Damage Claims, Section 8 project agents\/owners can submit special claims for reimbursement of damages.
